The idea: find the right person first
Major property portals have made it easier to access thousands of listings. However, an abundant supply alone does not answer the most important question for anyone looking to buy, sell or invest: which professional should I work with?
In highly active and fragmented markets, listings from different sources, outdated versions, reposted listings and properties offered by more than one intermediary can coexist. Not every case is incorrect or amounts to illegitimate duplication, but for a visitor it is difficult to determine which information is still current, who manages the relationship with the property, and which professional truly knows the area.
RealtorList.Net was born from a simple premise: before browsing hundreds of listings, users should be able to compare professionals by location, languages, services, specialisations, public experience and contact options. A regulated market, but with non-uniform professional requirements
Describing the Spanish market as “unregulated” would be inaccurate. There are national consumer protection rules, obligations regarding the information provided in property sales and rentals, housing legislation and regional regulations. There is also the regulated professional role of the Real Estate Property Agent.
The historical challenge has been different: the requirements for access, registration or professional membership to carry out brokerage activities have not been identical throughout the country. Some autonomous communities have created specific registers and requirements, while others have followed different models.
In Andalusia, Law 5/2025, of 16 December, provides for a mandatory Register of Real Estate Agents Specialising in the Residential Sector and establishes obligations relating to information, transparency and consumer protection.
