2. Purpose of RealtorList.Net
RealtorList.Net is a digital service specialising in the real-estate sector. Its purpose is to facilitate the presentation of professionals and companies, the organisation of professional information and access to certain digital tools related to their activity.
Depending on the plan purchased and available features, the site may offer:

- Does not guarantee the identity, solvency or legal capacity of third parties.
- Does not guarantee that a property, offer or professional will be suitable for a particular user.
- It does not replace the checks that the parties to a transaction must carry out.
- It does not provide legal, tax, financial, accounting or notarial advice.
Users must carry out their own checks before entering into contracts, transferring funds, providing sensitive documents or assuming obligations towards third parties.
4. Professional profiles
Published profiles may contain information provided by the professional themselves, an authorised agency, legitimate public sources or other means permitted under applicable regulations.
The profile owner is responsible for ensuring that the information they provide is true, current, complete and lawful, and for having sufficient authorisation to publish names, photographs, logos, trademarks, contact details and other materials.
RealtorList may correct obvious errors, request documentation, reject information, limit its visibility or remove a profile where there are reasonable doubts about its accuracy, legality, authorisation or currency.
The publication of a profile does not make RealtorList a representative, employer, partner, commercial agent, guarantor or ongoing supervisor of the published professional.
5. Profile verification
Verification badges indicate that RealtorList has carried out certain reasonable checks on the information provided.
Verification may include, depending on the case:
- Identity details checks.
- Review of professional email addresses.
- Checks of websites or corporate profiles.
- Review of the declared affiliation with an agency.
- Request for additional professional documentation.
The badge does not constitute an administrative authorisation, official certification, guarantee of solvency, personal recommendation or guarantee of the future quality of services provided by the professional.
RealtorList may suspend or withdraw the badge where the information can no longer be verified, becomes outdated or there are reasonable indications of improper use.
6. Reviews, comments and replies
Reviews and comments reflect the experience or opinion of their authors. They do not necessarily represent the views of RealtorList.
RealtorList may apply verification, moderation, approval, concealment, retention, suspension or removal procedures in accordance with its internal policies and applicable regulations.
The following content is not permitted:
- False, fraudulent or deliberately misleading content.
- Impersonation of another person or entity.
- Content containing threats, harassment or unlawful discrimination.
- Disclosure of private personal data without authorisation.

RealtorList may apply technical controls, security restrictions and moderation measures where necessary to protect the service, investigate incidents or comply with legal obligations.
9. Artificial intelligence tools
RealtorList may provide artificial intelligence-based tools to help prepare ideas, summaries, drafts, outlines and responses.
Results may be incomplete, inaccurate, outdated or unsuitable for a particular case. Users must review them before using, publishing, sending or incorporating them into a professional decision.
Artificial intelligence tools do not replace the advice of lawyers, tax advisers, accountants, architects, technical experts, notaries, financial professionals or other qualified specialists.
Users must not enter confidential information, trade secrets, identity documents, bank details or third-party personal data where this is unnecessary or they do not have sufficient authorisation.
10. Invoices and contractual documents
The functions for creating invoices, reservation agreements and other documents allow drafts to be prepared based on information entered by the user.
Before issuing, signing or delivering a document, users must verify, among other matters:

RealtorList may create profiles, articles, editorial materials, mentions and publications for real-estate professionals.
The selection of media outlets, topics, titles, structure, format, links and publication dates may depend on the plan purchased, editorial relevance, technical availability and the terms of each media outlet.
Unless expressly confirmed in writing, the purchase does not grant the client the right to require:
- Publication on a specific domain.
- A specific position within a page.
- An exact keyword.
- A specific technical attribute for links.
- A specific position in search engines.
- A specific volume of traffic or enquiries.
13. No guaranteed results
RealtorList undertakes to deliver the deliverables included in the contracted plan, but does not guarantee results that depend on third parties or external factors.
In particular, the following are not guaranteed:
- The indexing of profiles, pages or articles.
- Specific search engine rankings.
- Appearance in responses generated by artificial intelligence systems.
- A specific number of visits, impressions or clicks.
- Receipt of enquiries or business contacts.
- The acquisition of clients or properties.
- The completion of reservations, rentals or property sales.
- The obtaining of commissions, income or profits.
- The continued availability of external links or content beyond RealtorList's control.
Results may depend on competition, the market, location, the quality of the information, the professional's reputation, search engines, technological changes and the user's conversion capacity.
14. Content and materials provided by users
The user retains any rights they may have in the materials they provide.
By submitting names, texts, photographs, logos, trademarks, videos, documents or other materials, the user represents that they hold the necessary rights and authorisations to use them.
The user grants RealtorList a non-exclusive authorisation, limited to the purposes of the service, to store, reproduce, adapt, resize, display and publish such materials for the time necessary to manage the account, deliver the contracted plan and maintain the authorised content.
This authorisation includes the use of technical providers where necessary to host, process, protect or distribute the content.
The user shall be liable for third-party claims arising from materials they have provided without sufficient rights or authorisation, without prejudice to the legal responsibilities applicable to each party.
15. Intellectual and industrial property of RealtorList
The design, structure, software, databases, proprietary texts, graphics, visual elements, documentation, features, trademarks and other content created or licensed for RealtorList are protected by applicable law.
Access to the site does not grant the user any ownership rights over these elements.
Without prior written authorisation, the following are prohibited:
- Copying or substantially reproducing the database.
- Extracting profiles or reviews by automated means.
- Reselling, sublicensing or redistributing the software or its features.

20. Availability and security
RealtorList takes reasonable measures to keep the service available and protect its systems, but does not guarantee continuous, uninterrupted or error-free operation.
The service may be affected by:

- Hosting, email, payment or external provider incidents.
- Connectivity or telecommunications issues.

- Relationships, negotiations or contracts entered into between users and third parties.
- Use of drafts without professional review.
- Results generated by artificial intelligence used without validation.
- Loss of opportunities or expected benefits that are not guaranteed.
- Unlawful acts or breaches attributable to users or third parties.
- Interruptions caused by circumstances beyond its reasonable control.
- Content and services available on external websites.
No provision of this Legal Notice shall exclude or limit liability that cannot be excluded or limited under applicable regulations.
Consumers shall in all cases retain the mandatory rights granted to them by applicable legislation.
22. Data protection and cookies
The processing of personal data is governed by the Privacy policy .

23. Contracting, payments and cancellations

In the event of any conflict, the specific terms of the accepted product or proposal shall prevail over the general provisions, provided that they do not reduce mandatory rights.
24. Changes to the website and this Legal Notice
RealtorList may update content, tools, design, structure and terms to adapt to technical, commercial, operational or legal changes.
Changes shall not retroactively affect rights already acquired or periods already contracted, unless necessary for legal, security or serious incident correction reasons.
The applicable version shall be the one published at the time of access, without prejudice to the contractual terms accepted for a specific order.
25. Partial invalidity
