References to RealtorList o RealtorList.Net shall be understood as referring to the owner and provider identified in the Legal notice .
RealtorList undertakes to provide the features, periods and deliverables expressly included in the contracted plan, but does not guarantee traffic, indexing, SEO rankings, appearances in artificial intelligence systems, leads, clients, sales, transactions, commissions or other specific commercial results.
1. Purpose of This Page
The purpose of this page is to distinguish between:
- The features and deliverables included in the contracted service.
- Operational objectives or estimated timeframes.
- Results that depend on third parties or external factors.
- Obligations that correspond to the client.
- The technical, editorial and commercial limitations of the service.
This page does not replace the specific product description, the order summary, the current plan matrix, an accepted individual proposal or the terms and conditions of service.
Where there is a discrepancy, the specific terms accepted for the particular order and applicable mandatory regulations shall prevail.
2. General Scope of Services
RealtorList provides digital, professional, editorial and visibility services aimed primarily at real estate agencies, agents, self-employed professionals and other professionals related to the real estate sector.
Depending on the contracted plan, services may include:
- Creation, review and publication of professional profiles.
- Inclusion in agency, agent and professional directories.
- Publication of names, photographs, logos and professional details.
- Classification by location, languages, services and specialities.
- Processes for reviewing and verifying professional information.
- Digital contact cards.
- Management of contacts, notes, tasks and interactions.
- Internal chats and professional communication tools.
- Artificial intelligence assistance tools.
- Access to knowledge bases and informational materials.
- Preparation of draft invoices and reservation agreements.
- Publication and management of reviews and responses.
- Writing of tailored descriptions and content.
- Creation of profiles or spaces for team members.
- Writing and publication of real-estate articles.
- Inclusion of brand mentions and professional links.
- Creation of calls to action.
- Editorial campaigns and digital visibility services.
- Content distribution across available media.
The inclusion of a feature in this general description does not mean that it is included in all plans or may be used without limitation.
Each product shall be subject to the features, limits, duration, capacity, activation conditions and deliverables specified before completing the entering into the contract.
3. Nature of RealtorList's Obligations
Unless a different obligation is expressly established in writing, RealtorList assumes an obligation to provide the features and carry out the contracted deliverables, not an obligation to achieve a specific commercial, economic, advertising or ranking result.
Proper delivery of the service may depend on the client:
- Completing payment.
- Providing accurate and sufficient information.
- Providing the necessary materials and authorisations.
- Responding to reasonable requests from RealtorList.
- Reviewing and approving drafts within the stated timeframes.
- Keeping the domains, pages and contact details used active.
- Not technically preventing the delivery or publication of the service.
- Complying with the plan terms and applicable regulations.
RealtorList shall not be liable for delays or results affected by a lack of cooperation, a late response or incomplete information from the client.
4. Timeframes and Operational Objectives
Timeframes will only begin when:
- Payment has been confirmed.
- The required information is complete.
- The necessary materials have been provided.
- The necessary access has been granted.
- Any outstanding approvals have been received.
- There is no issue that would reasonably prevent work from commencing.
Timeframes will be suspended while RealtorList is awaiting information, materials, corrections, access, decisions or approvals from the client.
Unless the product description expressly states that it is a fixed contractual deadline, time references will be considered reasonable operational targets and not absolute guarantees.
Timeframes may be extended where there are:
- Incomplete, contradictory or difficult-to-verify data.
- Additional revisions requested by the client.
- Technical or security issues.
- Issues with external providers.
- Third-party claims.
- Legal, regulatory or editorial changes.
- Force majeure events or circumstances beyond the reasonable control of RealtorList.
5. Profile review and verification
The usual objective is to review a profile within the 48 hours following receipt of all information, materials and documents.
The timeframe will begin when RealtorList reasonably determines that the file is complete.
The review may require additional information where:
- The data is inconsistent.
- Identity cannot be confirmed.
- Professional affiliation cannot be verified.
- There are concerns regarding photographs, trademarks or materials.
- Duplicates or contradictory information are detected.
- There are reasonable indications of fraud or impersonation.
Payment for a plan does not automatically guarantee the granting of a verification badge.
Verification merely confirms that RealtorList has carried out reasonable checks on certain information. It does not constitute:
- An official or administrative certification.
- A guarantee of financial solvency.
- A guarantee of professional quality.
- A personal recommendation.
- A guarantee regarding future transactions.
- Ongoing supervision of all the professional's activities.
6. Traffic Master campaigns
Where the Traffic Master plan includes a standard campaign of ten editorial pieces, the operational objective will be to complete their creation and publication within an approximate timeframe of 25 business days.
The timeframe will begin after receiving:
- The corresponding payment.
- Complete information about the agency or professional.
- The final landing page.
- The necessary logos, images and other materials.
- The required instructions and approvals.
Items that are blocked, rejected or awaiting information will not be considered complete until they can proceed properly.
Unless otherwise agreed in writing, RealtorList will determine the distribution of the pieces among the most relevant media outlets according to:
- Geography.
- Topic.
- Audience.
- Language.
- Editorial relevance.
- Existing content.
- Risk of duplication or cannibalisation.
- The outlet's technical availability.
Engagement does not guarantee the use of a specific domain unless it has been expressly confirmed in writing.
7. Commercial results are not guaranteed
RealtorList does not guarantee any specific outcome in relation to:
- Website traffic volume.
- Number of users, sessions or visits.
- Impressions, clicks or interactions.
- Visit duration.
- Information requests.
- Potential clients.
- Property listings secured.
- Bookings, rentals or property sales.
- Executed contracts.
- Revenue, commissions or profits.
- Return on investment.
- Increased reputation or brand recognition.
The absence of these results shall not in itself constitute a breach where RealtorList has provided the included features and deliverables in the contracted plan.
8. SEO, search engines and indexing
RealtorList does not guarantee:
- The crawling of a page by a search engine.
- The indexing of profiles, articles or content.
- The speed of indexing.
- Specific rankings in Google, Bing, Yandex or other search engines.
- Specific improvements in SEO rankings.
- Specific increases in domain or page authority.
- Appearance in featured snippets.
- Appearance in Google Discover or Google News.
- Retention of a previously achieved ranking.
- The use of links as ranking signals.
Search engines use independent systems and may modify their algorithms, indexes, policies, formats and results without intervention by RealtorList.
RealtorList has no access to or control over their internal algorithms.
9. Artificial intelligence platforms and systems
RealtorList does not guarantee:
- The appearance of a brand in responses generated by artificial intelligence.
- The inclusion of a profile or article in the data used by an external system.
- The way a system interprets, summarises or attributes content.
- The continued presence of an automatically generated mention.
- The accuracy of responses produced by external platforms.
The artificial intelligence tools available within RealtorList provide assistance in preparing ideas, outlines, summaries and drafts.
Their outputs may contain errors, omissions, incorrect references or information unsuitable for a specific case.
The user must review and validate any output before:
- Publishing it.
- Sending it to a client.
- Using it in advertising.
- Including it in a contract.
- Using it on an invoice.
- Basing a professional decision on it.
RealtorList shall not be liable for decisions made solely on the basis of an artificial intelligence output that has not been reviewed by the user, except for liabilities that cannot legally be limited.
10. Contact database and CRM
The contact, task, note and interaction tools allow the user to organise professional information entered under their responsibility.
RealtorList does not guarantee:
- Whether a contact responds.
- Whether an opportunity converts into a client.
- The accuracy of data entered by the user.
- The legality of databases imported by the client.
- The delivery of messages where they are blocked by the recipient, operator or provider.
- The success of commercial tasks, calls or follow-ups.
The client is responsible for:
- Having a valid legal basis for processing the data.
- Informing their contacts where required.
- Keeping the information accurate and up to date.
- Not importing unlawfully obtained databases.
- Not sending unsolicited communications.
- Deleting data when it is no longer necessary.
- Properly configure the users and permissions for your account.
11. Internal chat and communications
Chat and communication features depend on the connection, devices, accounts, email or messaging providers, and participants' settings.
RealtorList does not guarantee:
- The immediate reading of a message.
- Another user's response.
- Delivery where the recipient has blocked communication.
- The permanent availability of message history.
- The recovery of deleted messages in accordance with how the service operates.
Users are responsible for the content they send and must not use the tools for fraud, harassment, spam, threats, malware, or unlawful communications .
12. Invoices, contracts and documents
The tools for creating invoices, reservation agreements and other documents make it possible to prepare drafts based on the information entered by the user.
RealtorList does not guarantee that a draft will be suitable for:
- All transactions.
- All autonomous communities or countries.
- All tax situations.
- All contractual relationships.
- All administrative requirements.
Before issuing, signing, publishing or delivering a document, the user must check:
- The identity and legal capacity of the parties.
- Tax details.
- The numbering and date.
- The descriptions and amounts.
- Applicable taxes.
- Financial terms.
- Property information.
- Applicable regulations.
- The need for independent professional advice.
These tools do not replace a lawyer, tax adviser, accountant, notary or other qualified professional.
13. Reviews and ratings
Reviews represent the opinions or experiences of their authors and do not necessarily reflect the opinion of RealtorList.
The approval or publication of a review does not guarantee that:
- All its aspects can be independently verified.
- The professional will always provide the same level of service.
- Other clients will have an equivalent experience.
- The review will remain published indefinitely.
RealtorList may review, hide, restore, retain or remove content in accordance with its policies, available evidence and obligations legal changes.
Public ratings will be calculated solely from approved reviews that must form part of the relevant aggregate.
14. Client website and systems
The effectiveness of a profile, link, publication or campaign may be affected by the status of the client's website and systems.
Relevant factors include:
- Loading speed.
- Mobile responsiveness.
- Security and availability.
- Technical configuration.
- Crawling or indexing blocks.
- Content quality and originality.
- Navigation structure.
- User experience.
- Clarity of calls to action.
- Operation of forms and telephone numbers.
- The domain's existing reputation and authority.
- Quality, price and availability of services or properties.
- Responsiveness of the sales team.
To the extent permitted by law, RealtorList shall not be liable for results affected by issues, configurations, decisions or changes made to the client's website or systems.
15. Landing page
The client must provide a valid, accessible, secure, functional landing page related to the published content.
RealtorList does not guarantee results when the landing page:
- Does not function properly.
- It has been removed.
- It has changed address.
- It redirects to different content.
- Loads excessively slowly.
- It blocks users or search engines.
- Contains outdated information.
- It does not have functional contact details.
- Has technical or security issues.
- It is not suitable for converting visits into enquiries.
The client shall be responsible for keeping the page active, secure and up to date during the applicable period.
16. Market, competition and external factors
Results may vary as a result of circumstances beyond the control of RealtorList, including:
- Property demand in each location.
- Time of year.
- Interest rates and access to financing.
- Property availability and pricing.
- Competition between agencies and professionals.
- Legislative, planning or tax changes.
- The national or international economic situation.
- Buyer and property owner preferences.
- Conflicts, emergencies or extraordinary events.
- Changes to platforms, browsers or devices.
RealtorList cannot accept responsibility for the commercial impact of circumstances beyond its reasonable control.
17. Editorial selection and relevance
RealtorList shall select topics, publications, titles, structure, format, links, images and publication order according to criteria of:
- Editorial relevance.
- Usefulness to the audience.
- Geographical and thematic consistency.
- Technical availability.
- Quality of the information provided.
- Prevention of duplicate content or keyword cannibalisation.
- Publisher and search engine policies.
Editorial content must retain an informative value greater than its promotional nature.
RealtorList may reject claims that cannot be verified, excessive promotions, unsuitable links or materials that may undermine the quality or legality of the publication.
Where an initially planned publication is unavailable, another reasonably suitable publication may be used, unless a specific domain has been agreed in writing.
18. Links and technical attributes
Links may use attributes such as:

RealtorList may amend an attribute where necessary to comply with a search engine's policies, protect a publication or correct a technical classification.
The existence of a link does not guarantee that it will:
- Be crawled by a search engine.
- Pass authority.
- Be used as a ranking signal.
- Generate traffic.
- Improve the ranking of the linked page.
19. Duration of profiles, articles and links
Profiles, articles, mentions and links shall remain available during the period and under the conditions applicable to the contracted plan.
No content shall be considered permanent or perpetual unless expressly confirmed in writing.
RealtorList may correct, update, move, replace, hide or remove content due to:
- Legal or regulatory reasons.
- Technical or security issues.
- Closure, migration or modification of a publication.
- Reasonable editorial changes.
- Incorrect or outdated information.
- Non-payment or termination of the plan.
- Client breaches.
- Justified third-party claims.
- Infringement of intellectual property or privacy rights.
- Risks to users, third parties or the platform.
Where removal affects a service already paid for and is not attributable to the client, the remedies set out in the terms and conditions and refund policy shall apply.
20. Analytics data and estimates
Traffic, impressions, rankings, authority, clicks, conversions and performance provided by external tools may be approximate.
Different tools may show different results due to:
- Their methodologies.
- The sample used.
- The periods analysed.
- Attribution models.
- The filters applied.
- Cookie settings.
- Script or browser blocking.
- Available data sources.
RealtorList does not guarantee that estimates from external providers are complete, accurate, permanent or consistent with one another.
21. Information and materials provided by the client
The client is responsible for ensuring that the names, photographs, logos, brands, texts, links, contact details and other materials provided:
- Are correct and up to date.
- Are not misleading.
- May be used legally.
- Do not infringe third-party rights.
- Do not breach confidentiality obligations.
- Have the necessary authorisations.
To the extent permitted by law, RealtorList shall not be liable for damages, claims or results arising from:
- Incorrect or incomplete information.
- Unverifiable professional claims.
- Materials used without authorisation.
- Outdated contact details.
- Errors not reported by the client.
- Changes made by the client after approval.
- Instructions contrary to previously communicated recommendations.
22. Client approvals
When approval is requested, the client must reasonably review:
- Names and brands.
- Contact details.
- Locations and languages.
- Services and specialisations.
- Links and landing pages.
- Professional claims.
- Amounts, taxes and contractual details.
- Images and publication rights.
Approval confirms that the client has reviewed the content to the extent reasonably possible.
Approval does not prevent the correction of an objective error from being requested, but subsequent changes to strategy, style, market, materials or instructions may be considered additional work.
23. Correction of errors
When an objective error is detected in a feature, profile or content created by RealtorList, the client must notify: partners@realtorlist.net .
The notification must identify:
- The affected profile, page, order or feature.
- The specific error.
- The correct information.
- Available evidence, where necessary.
RealtorList will review the request and correct verifiable errors that are attributable to the contracted service.
The following shall not, by themselves, be considered objective errors:
- Subjective style preferences.
- A subsequent change in strategy.
- A new opinion regarding previously approved text.
- Commercial results below expectations.
- Failure to be indexed or ranked.
- The need for features not included in the plan.
24. Availability, maintenance and updates
RealtorList will endeavour to keep its services available and secure, but does not guarantee continuous, uninterrupted or error-free operation, unless a specific service level agreement is in place.
Interruptions may occur due to:
- Scheduled or emergency maintenance.
- Security updates.
- Technical migrations.
- Hosting, email, payment or connectivity failures.
- Cyberattacks or malicious activity.
- Software or compatibility errors.
- Third-party provider incidents.
- Legal obligations or requirements from authorities.
- Force majeure.
Reasonable interruptions necessary for maintenance, security or updates do not in themselves constitute a breach.
Where a material incident continuously affects a contracted function, RealtorList will apply the appropriate remedy in accordance with the terms and the customer's mandatory rights.
25. Third-party providers and services
Some functions may depend on providers of:
- Hosting and infrastructure.
- Email and messaging.
- Payment processing.
- Artificial intelligence.
- Maps, video or embedded content.
- Analytics and security.
- Search engines, social media and third-party platforms.
RealtorList does not unilaterally control the continuity, policies, algorithms or independent decisions of those providers.
A third-party incident will not automatically give rise to a right to a refund where RealtorList can reasonably restore, replace or provide the contracted function.
Where an external dependency permanently prevents the provision of an essential and severable part of the service, the applicable contractual and legal remedies will apply.
26. Force majeure and extraordinary circumstances
Neither party shall be liable for delays or failures caused by events beyond its reasonable control, including:
- Widespread Internet or telecommunications failures.
- Power outages.
- Natural disasters.
- Fires, floods or emergencies.
- Conflicts, civil disturbances or acts of authorities.
- Strikes or widespread service disruptions.
- Particularly serious cyberattacks.
- Legal changes that temporarily prevent performance.
- Extraordinary failures of essential providers.
The affected party shall make reasonable efforts to mitigate the impact and resume the service when possible.
This clause does not remove any rights granted by law where performance becomes permanently impossible.
27. No professional advice
The profiles, articles, tools, artificial intelligence responses, drafts, reports and available content are for informational, editorial, organisational or promotional purposes.
They do not constitute:
- Legal advice.
- Tax advice.
- Accounting advice.
- Financial advice.
- Mortgage advice.
- Notarial advice.
- Urban planning advice.
- Technical advice.
- Investment advice.
Each user should consult qualified professionals before making contractual, financial, tax, technical or real-estate decisions relevant.
28. Opportunities and contacts received
RealtorList does not participate in sales management following a viewing, call, message or enquiry received by the client, unless a specific service expressly states otherwise.
The client shall be responsible for:
- Respond to enquiries.
- Verifying the identity and capacity of contacts.
- Carry out commercial follow-up.
- Complying with data protection regulations.
- Provide accurate information about properties and services.
- Carry out the necessary checks.
- Execute contracts and transactions lawfully.
- Prevent fraud and improper transfers of funds.
Receiving a contact does not imply that they are genuine, financially solvent, interested, suitable or likely to complete a transaction.
29. Limitation of liability in professional relationships
This section applies only where the client engages as a company, self-employed individual or professional for purposes related to their business activity.
To the extent permitted by law, RealtorList shall not be liable for:
- Expected profits or income not received.
- Loss of business opportunities.
- Loss of non-guaranteed contracts.
- Indirect or consequential damages.
- Indirect reputational damage.
- Decisions based on SEO or advertising expectations.
- Results from search engines, platforms or external systems.
- Technical issues in systems controlled by the client.
- Actions by agencies, agents, buyers, owners or third parties.
- Incorrect information or materials provided by the client.
- Use of AI drafts or responses without professional review.
In relationships between professionals, and unless a different amount is expressly agreed, the total financial liability of RealtorList relating to a claim shall be limited to the amount actually paid for the service directly affected.
Where there is an ongoing subscription, the limitation shall refer to the amount paid for the contractual period in which the event that gave rise to the claim occurred.
This limitation shall not apply to:
- Liabilities arising from wilful misconduct.
- Liabilities that cannot legally be limited.
- Personal injury where the law prevents its limitation.
- Mandatory consumer protection obligations.
- Other liabilities expressly declared non-waivable.
30. Consumers and mandatory rights
Limitations aimed at professional clients shall not be used to reduce the rights of a person who legally qualifies as a consumer. protection shall apply.
Nothing on this page excludes or limits:
- The right to receive the service in accordance with the contract.
- The right to request that the service be brought into conformity where applicable.
- The right to a proportionate price reduction where applicable.
- The right to terminate the contract in cases provided for by law.
- The right to recover content where recognised by applicable law.
- The right to claim damages where they cannot legally be limited.
- The right of withdrawal where applicable.
In the event of a conflict between this page and a mandatory rule, the mandatory rule shall prevail.
31. Relationship with other terms

- Subsequent terms that are more favourable to the customer.
Modifications to ongoing digital services will be subject to the applicable mandatory requirements and rights.
