These Terms and Conditions govern access to, use of and contracting for the services offered through RealtorList.net.
By purchasing a plan, submitting information to create a profile or using the services of RealtorList, the client declares that they have read and accepted these Terms and Conditions.
1. Identification and contact details
Full information about the owner of RealtorList is available in the Legal notice.

2. Nature of RealtorList
RealtorList is a professional directory and a platform for the creation, publication and promotion of content for real estate agencies, independent agents and other businesses related to the real estate sector.
Unless expressly stated otherwise, RealtorList:
- Does not operate as a real estate agency.
- Does not legally represent the listed agencies or agents.
- Does not intervene in sales, rentals, bookings or deposits.
- Does not provide legal, tax, financial or mortgage advice.
- Does not guarantee the conduct, financial solvency or future quality of third parties.
3. Professional clients
RealtorList plans are primarily aimed at real estate agencies, agents, self-employed professionals, companies, developers and professionals who purchase the services for purposes related to their business or professional activities.
The client must provide accurate billing details and indicate whether they are contracting as a company, self-employed person, professional or consumer.
4. Available plans
Agente Verificado
The Agente Verificado plan includes, based on the information provided, reviewed and approved:
- Professional profile on RealtorList.
- Agency or professional name.
- Logo or professional photograph.
- Custom description.
- Professional contact details.
- Areas, languages, services, specialisms and property types.
- Link to the website or professional profile specified by the client.
- Temporary right to use the relevant personal badge, once verification has been completed and while the plan remains active and paid.
The promotional price for the first year is 99 euros, with applicable taxes indicated before confirming payment.
Agencia Destacada
The Agencia Destacada plan may include:
- Enhanced agency profile on RealtorList.
- Detailed description of the company and its services.
- Introduction of up to five agents.
- Professional profiles, specialisms and areas of interest of the agents.
- Contact details and calls to action.
- One custom article published in a selected publication.
- Agency name included in the article's H1.
- Agency name included in the article's SEO title.
- Contact section and call to action within the content.
- Temporary right to use the «Agencia Verificada» badge, only after verification has been completed and while the plan remains active, paid and not suspended.
The promotional price for the first year is 299 euros, with applicable taxes indicated before confirming payment.
Traffic Master
Traffic Master is intended for agencies wishing to expand their presence through a real estate content network.
The plan includes:
- Agencia Destacada profile during the active plan period.
- Temporary right to use the «Agencia Verificada» badge, subject to verification, payment and the plan remaining active.
- Creation of a network of at least ten real estate articles.
- Strategic publication in available network publications.
- Links to a selected page on the client's domain.
- Topics related to the real estate market.
- Integration of calls to action where appropriate.
The promotional price for the first year is 999 euros, with applicable taxes indicated before confirming payment.
The «Agencia Listada» badge may be provided to an agency whose basic profile is effectively published and visible on RealtorList. Its use does not on its own requires the purchase of a verification plan, but remains subject to the rules of use set out in these Terms.
5. Information included in each order
The final scope shall be as stated on the plan page, the order confirmation, the commercial proposal or any written agreement accepted by both parties.
Where there is a discrepancy between general promotional information and an accepted individual proposal, the individual proposal shall prevail.
6. Start of timeframes
Performance timeframes shall begin only when RealtorList has received:
- The corresponding payment.
- All required information.
- The required logos, photographs and materials.
- The correct links to the client's website.
- The necessary authorisations to use the materials.
- The requested instructions and approvals.
RealtorList will confirm when it considers the information received to be complete and that the performance timeframe has begun.
7. Profile verification
Once all required information, materials and documents have been received and confirmed, RealtorList will endeavour to complete the initial review within a target timeframe of 48 hours. This timeframe is an estimate and does not constitute an essential term or a guarantee of approval.
The timeframe shall not begin or shall be suspended where:
- The information is incomplete.
- There is conflicting information or information requiring clarification.
- Additional documents need to be requested.
- The client does not respond to a request for information.
- Identity, business activity or relationship with the agency cannot reasonably be verified.
- There are technical issues, provider incidents or force majeure circumstances.
RealtorList may approve, reject, suspend or request additional information where the documentation is insufficient or there are legal, technical, reputational or impersonation risks.
Verification means only that RealtorList has carried out a limited review of certain professional, corporate or contact details available at the time of the review. It does not constitute an official certification, administrative licence, professional registration, recommendation, guarantee of solvency, guarantee of conduct or guarantee as to the quality present or future of the professional's or agency's services.
Verification is not permanent. The client must keep their information up to date, and RealtorList may request further checks where details change, there are reasonable indications of inaccuracy or a significant period has elapsed since the previous review.
8. “Listed Agency” and “Verified Agency” badges
8.1. Nature of the badges
The “Listed Agency” and “Verified Agency” badges are graphic resources of RealtorList intended to display a specific status within the platform. They are not official seals of a public administration, professional association, commercial registry, regulatory body or accredited certification body.
- Listed Agency: indicates only that the agency has a published profile visible on RealtorList at the time of viewing.
- Verified Agency: solely indicates that RealtorList has completed its limited review and that the agency maintains a paid plan that expressly includes this badge.
The agency's public profile on RealtorList is the primary reference for verifying whether the status remains valid.
8.2. Licence to use
Where applicable, RealtorList grants the profile holder a licence that is limited, non-exclusive, revocable, personal, non-transferable and non- sublicensable to use the applicable official badge during the period in which all applicable requirements continue to be met.
The licence permits only:
- Displaying the official file provided by RealtorList.
- Resizing it proportionally without altering its design, colours, text, proportions or legibility.
- Publishing it on the official website and digital channels of the same agency that holds the profile.
- Using it alongside accurate information that does not expand or distort the meaning of the badge.
8.3. Mandatory link to RealtorList
Any digital publication of the badge must include a clear, accessible and functional link to the agency's corresponding profile on RealtorList.net. Where the medium allows clickable links the badge itself must link directly to the profile.
On social media or other digital media that do not allow the image to be turned into a link, the full profile address on must be included in the same post, description or clearly associated location on RealtorList.net. Use of the badge without this reference is prohibited.
Use in printed material, outdoor advertising, video, presentations, applications, marketplaces or other media where this obligation cannot reasonably be met will require prior written authorisation from RealtorList, as well as a visible URL or QR code directing to the profile authorisation.
8.4. Prohibited uses
The following are expressly prohibited:
- Using “Listed Agency” when the profile is not published, has been removed, suspended or no longer belongs to the agency displaying the badge.
- Using “Verified Agency” without having completed genuine verification and without maintaining an active paid plan that includes this entitlement.
- Continuing to use “Verified Agency” after the plan expires, is cancelled, becomes unpaid, is refunded, charged back, suspended or terminated.
- Continuing to use any of the badges after losing the status it represents.
- Displaying a badge without the mandatory link or reference to RealtorList.net.
- Sharing, selling, assigning, sublicensing or providing the file for use by other agencies, franchises, agents, collaborators or unauthorised third parties.
- Modifying, cropping, recolouring, animating, translating, recreating or combining the badge with other seals in a way that may cause confusion.
- Using it to suggest official approval, an administrative licence, legal guarantee, financial solvency, insurance, commercial recommendation or ongoing oversight that RealtorList has not expressly granted.
- Placing it on unlawful, misleading, fraudulent, discriminatory pages, advertisements or content, or content unrelated to the authorised agency.
8.5. Expiry, withdrawal and revocation
The licence terminates automatically as soon as any of its requirements cease to be met. From that moment onwards, any further use is prohibited, even if the file remains stored on the website, social media, templates, caches or client materials.
The client must remove the badge immediately and, in any event, no later than 48 hours after the status change or notification from RealtorList. This operational timeframe does not constitute an additional licence period.
RealtorList may revoke permission, suspend the profile, request the removal of the material and report unauthorised use to hosting providers, platforms, social media networks, search engines or other entities where there is a breach, risk of confusion, fraud, impersonation or reputational harm.
8.6. Ownership and action against unauthorised use
The designs, files, names, graphic compositions and other elements of the badges belong to RealtorList or are used with the the corresponding authorisation. The licence does not transfer any intellectual property rights, industrial property, trademark, design, trade name or associated reputation.
Unauthorised use may constitute a breach of contract and, where applicable, an infringement of intellectual or industrial property rights, an act of confusion, misleading advertising or undue exploitation of another party's reputation. RealtorList may take actions for cessation, removal, rectification, compensation and other measures provided for by applicable law.
Suspected improper use may be reported to partners@realtorlist.net.
9. Traffic Master timeframe
The creation and publication of the minimum network of ten articles included in Traffic Master has a target timeframe of up to 25 business days business days.
The timeframe will begin only after receipt of payment, the landing page, complete information about the agency, the necessary materials and any required approval.
For these purposes, business days are Monday to Friday, excluding Saturdays, Sundays and public holidays affecting the operations of RealtorList.
Unless expressly agreed in writing as an essential term, this timeframe is an estimated delivery period and may be extended where:
- The client requests changes to the strategy.
- The landing page is modified.
- Additional revisions are requested.
- The client delays an approval or response.
- The client's website is unavailable or contains errors.
- A publication outlet needs to be replaced.
- There are technical, security or supplier issues, or causes beyond the reasonable control of RealtorList.
RealtorList will notify relevant delays when it becomes aware of them and will use reasonable efforts to resume the work.
10. Selection of publication outlets and articles
RealtorList will select the websites, topics, titles, structure and order of publication based on relevance, availability, editorial consistency and quality criteria.
Purchasing a plan does not guarantee publication on a specific domain, unless that domain has been expressly confirmed by writing.
If an initially planned publication outlet is no longer available, RealtorList may replace it with another reasonably equivalent outlet.
11. Published links
Links may include attributes such as
rel="sponsored", nofollow,
ugc or other technical attributes that RealtorList considers
necessary to comply with editorial policies, search engine guidelines or
legal requirements.
The client may not require a specific type of attribute, anchor text or technical configuration unless previously agreed in writing.
12. Duration of profiles and content
Plans have the duration indicated during the purchase process. The prices of 99, 299 and 999 eur apply to the first year.
Renewal terms and prices will be communicated before any renewal. There will be no automatic renewal unless this has been clearly stated before payment.
Profiles, articles, links and badges are not considered permanent, perpetual or irrevocable unless expressly confirmed by writing.
RealtorList may update, relocate, replace or remove content for legal, technical, editorial, security, quality or publication outlet availability reasons.
Where a modification attributable to RealtorList substantially affects of a principal deliverable under a paid service that is still active, RealtorList may offer, where reasonable and legally appropriate, an equivalent alternative, an extension of the period or a solution proportionate to the part not provided.
13. Client obligations
The client agrees to:
- Provide accurate, complete and up-to-date information.
- Respond to requests within a reasonable timeframe.
- Check names, telephone numbers, links and professional details.
- Immediately report any relevant change to their business, identity, licences, team, contact details or professional status.
- Do not make false, misleading or unsubstantiated claims.
- Hold the necessary rights to the materials provided.
- Do not use RealtorList for illegal or fraudulent activities.
- Protect their credentials and report unauthorised access or impersonation.
- Fully comply with the rules governing the use of badges.
- Remove badges when the relevant status expires, is suspended or ends.
- Keep their own copies of any materials and data they consider important.
14. Materials, badges and third-party rights
The client declares that they hold the necessary rights and authorisations to provide and publish logos, photographs, trademarks, texts, videos, testimonials, names and other materials.
The client authorises RealtorList to edit, adapt, resize, reproduce and publish these materials to the extent necessary to perform the contracted service.
The client shall be liable for claims directly arising from materials or information provided without sufficient authorisation.
Badges, designs, templates, proprietary texts, visual structure, software and other content created by RealtorList shall remain the property of RealtorList or their respective owners. Their delivery or display does not grant any additional rights beyond the limited licence expressly provided for in these Terms.
15. Review and corrections
RealtorList may allow reasonable corrections of objective errors, such as names, telephone numbers, links or factual information.
Changes in strategy, complete rewrites, replacement of topics or amendments requested after approval may be considered additional work.
16. Editorial control
RealtorList retains editorial, technical and presentation control over its pages and media.
It may edit, reject, flag, correct, suspend or remove content and verification statuses that:
- Are inaccurate, outdated, misleading or difficult to verify.
- Infringe third-party rights.
- May cause legal, technical or reputational harm.
- Do not meet the site's editorial standards.
- Include discriminatory, offensive or illegal claims.
- Contravene platform or search engine policies.
- Improperly use a badge or misrepresent its scope.
Where reasonably possible, RealtorList will allow the client to clarify or correct the information before permanent removal. It may act immediately where there is fraud, impersonation, a security risk, a legal obligation or serious harm.
17. No guaranteed results or future commitments
RealtorList undertakes to use reasonable professional care to prepare the profiles, content, publications and deliverables expressly included within the contracted scope. Dates, projections, estimates, roadmaps and future features do not constitute guarantees or material obligations unless expressly accepted in writing.
RealtorList does not guarantee:
- A specific volume of traffic.
- A specified number of visits, clicks or impressions.
- Indexing of profiles or articles.
- Specific search engine rankings.
- Improvements in SEO, reputation or domain authority.
- Appearance in Google, Bing, Yandex or other search engines.
- Appearance in artificial intelligence results.
- The continued availability of a specific feature, format, design, URL or integration.
- Ongoing compatibility with all browsers, devices, plugins or external services.
- Property acquisition.
- Generation of enquiries or leads.
- Bookings, sales or real-estate transactions.
- Specific financial or commercial results.
Results depend on factors beyond the control of RealtorList, including the quality of the client's website, its technical configuration, reputation, digital authority, offering, competition, market, speed, user experience and conversion capacity.
Search engines, social media platforms, providers and external platforms may modify their algorithms, policies, indexing systems, availability and presentation of results without prior notice.
The absence of traffic, rankings, enquiries, sales or any other non-guaranteed result shall not constitute a breach where RealtorList has reasonably delivered the contracted deliverables.
18. Payments and taxes
Prices, taxes and payment terms will be displayed before completing the purchase.
RealtorList may suspend the commencement or continuation of the service where there is an outstanding, rejected, reversed or disputed payment.
19. Cancellations and refunds
Services are digital, editorial and personalised.
Once work has commenced, voluntary refunds will not be granted due to a change of mind, non-use, business closure, domain change or the absence of non-guaranteed results.

This provision does not limit any mandatory rights that may be legally available to consumers and users.
20. Right of withdrawal
Where the client is legally considered a consumer, they may have the right of withdrawal provided for under applicable legislation.
If you request that the service begin before the end of that period, you may be required to pay proportionally for work completed up to the time of withdrawal.
Where the service has been fully performed with the consumer's prior and express consent, the right of withdrawal may cease to apply in the cases provided for by law.
21. Third-party services and content
RealtorList may use web hosting, content delivery networks, content, payment systems, DNS, email, tools for analytics, plugins, content management systems, security services, artificial intelligence providers and other external services.
RealtorList does not control the availability, security, continuity, accuracy, policies or decisions of such providers and shall not be liable for interruptions, changes or errors caused exclusively by third parties beyond its reasonable control.
External links are provided for informational or functional purposes. RealtorList does not guarantee that third-party websites will remain available, are secure, retain the same content or meet the expectations of the client.
This exclusion shall not apply where the damage is legally attributable to a lack of due care required of RealtorList in the selection or management of the provider.
22. Platform availability, operation and accuracy
RealtorList will take reasonable measures to keep the platform operational and secure, but does not guarantee that access will be uninterrupted, immediate, error-free, free from vulnerabilities or compatible at all times with any device, browser or configuration.
The platform may be temporarily interrupted for maintenance, updates, migrations, backups, fraud prevention, security incidents, overload, software errors, changes of provider, legal obligations or actions necessary to protect users and third parties.
Some of the published information comes from the client, public sources, third parties or technical processes and may contain errors, omissions, duplicates, update delays or data that has ceased to be accurate. A review or verification does not completely eliminate this risk.
The client must review their profile after publication and report objective errors as soon as possible. RealtorList will endeavour to correct confirmed errors within a reasonable period, taking into account their seriousness, complexity and origin.
The directory and its badges are for informational and commercial purposes. No person should rely exclusively on them when making a legal, financial, tax, contractual or real-estate decision without carrying out their own independent checks.
RealtorList does not guarantee the indefinite retention of data, drafts, files, statistics or settings. The client is responsible for keeping their own copies of any important materials they have provided.
23. Suspension or termination
RealtorList may suspend, restrict or cancel a service or profile where the client:
- Fails to make payment or a chargeback, refund or unresolved dispute occurs.
- Provides false, outdated or misleading information.
- Infringes third-party rights.
- Uses the service for illegal or fraudulent activities.
- Creates technical, legal, security or reputational risks.
- Improperly uses, copies or distributes a badge.
- Refuses to remove an expired, suspended or revoked badge.
- Materially breaches these Terms.
Where reasonably possible, RealtorList will communicate the reason and offer a proportionate opportunity to remedy the breach. It may act immediately in the event of fraud, impersonation, non-payment, security risk, illegal content, an authority order or serious harm.
Where suspension results from a breach by the client, there will be no right to a refund for work already carried out, without prejudice to any mandatory rights applicable to consumers.
24. Limitation of liability
Within the limits permitted by applicable law and, particularly in business-to-business relationships, RealtorList shall not be liable for:
- Indirect, incidental losses or loss of opportunities.
- Loss of profits, revenue, clients, reputation or anticipated savings.
- Decisions made based exclusively on the directory, a verification, a badge or SEO expectations.
- Errors arising from data, instructions or materials provided by the client or third parties.
- Changes to third-party algorithms, policies, indexing or availability.
- Downtime, errors, malware, configuration issues or unavailability of the client's website.
- Actions or omissions by agencies, agents, buyers, sellers, suppliers or external users.
- Unauthorised use of badges by the client or third parties outside the reasonable control of RealtorList.
In business-to-business relationships, and except for liabilities that cannot legally be limited, the total aggregate liability of RealtorList in connection with the directly affected service shall not exceed the amount actually paid for that service during the applicable contractual period.
Nothing in these Terms excludes or limits liability for wilful misconduct, fraud, personal injury where the law prevents its limitation, data protection breaches attributable to RealtorList, or any other liability that cannot be excluded or limited by law.
Where the client has the legal status of a consumer, their mandatory rights shall apply in full, and no limitation shall have effect that is unfair or incompatible with consumer protection legislation.
25. Force majeure and events beyond reasonable control
Neither party shall be liable for any delay or inability to fulfil an obligation to the extent that it is directly due to an event that is unforeseeable or unavoidable and beyond its reasonable control.
Such events may include, among others, natural disasters, fires, floods, epidemics, armed conflicts, terrorism, civil unrest, widespread power or telecommunications outages, particularly serious cyberattacks, widespread data centre failures, DNS, hosting or essential provider failures, government measures, changes urgent regulatory changes or extraordinary unavailability of infrastructure.
The affected party shall use reasonable efforts to mitigate the impact, provide notice where possible and resume performance. Third-party the affected obligations and the corresponding time limits shall be suspended for the reasonably necessary period.
Force majeure does not relieve the client of payment for work already completed, nor does it cover breaches caused by a lack of ordinary resources, disorganisation, negligence or reasonably avoidable circumstances.
If the inability to provide an essential part of the service continues for more than 60 calendar days, either party may terminate the affected outstanding part by written notice. Where appropriate, an equivalent solution or a proportional refund of the prepaid portion that could not be provided shall be offered, less work and deliverables already completed.
26. Amendment of the Terms and badge rules
RealtorList may amend these Terms and the specifications of the badges to adapt them to legal, technical, security, editorial, commercial or service-related changes.
Material changes applicable to existing services shall be notified with reasonable advance notice where possible. Changes shall not affect services already contracted retroactively, unless they are necessary to comply with a legal obligation, prevent fraud or security risks, protect third-party rights or have been accepted by the client.
RealtorList may replace the design or official file of a badge and require previous versions to be replaced within a reasonable period to maintain its integrity and reduce misleading uses.
27. Applicable law and jurisdiction
These Terms and Conditions shall be governed by Spanish law.
In relationships between professionals, disputes shall be submitted to the courts and tribunals corresponding to the registered address of the owner of RealtorList, unless otherwise agreed in writing.
Where the client is legally considered a consumer, the courts and tribunals determined by the applicable legislation shall have jurisdiction applicable mandatory provisions.
